House rules
A handful of rules so that you enjoy your stay — and so do the people who come after you. Nothing complicated: mostly ordinary courtesy, and looking after a cottage that has stood here for over two hundred years. By booking a stay you agree to these rules. In force from 13 August 2026
1Who provides the stay

These rules apply to all guests and their visitors. Whoever made the booking is responsible for the whole group keeping to them.
2Booking, payment and deposit
You can arrange a stay through the enquiry form, by e-mail or by phone. A booking becomes binding once we confirm it in writing and the advance payment has been made.
- An advance payment of 50 % of the price is due within 7 days of the booking confirmation.
- The balance is payable on arrival at the latest.
- A refundable deposit is payable before your stay, by bank transfer only. Its amount is stated in the booking confirmation. We return it to the same account within 7 days of your departure unless there is damage or a charge under sections 6 and 7.
- Energy, bed linen and the final cleaning are included in the price.
3Cancellation
You can cancel in writing at any time; the date your message reaches us decides. The cancellation fee is calculated from the total price of the stay.

If you find someone to take your place, or we agree on another free date, we charge no fee at all. Always get in touch — we look for a solution, not a penalty.
4Arrival and departure
- Check-in is from 4 p.m. on the day of arrival.
- Please vacate the cottage by 10 a.m. on the day of departure.
- We are happy to agree a different time in advance if the next booking allows it.
We walk through the cottage together when you arrive. If you notice any fault later, please tell us straight away so we can deal with it rather than discussing it as you leave.
On arrival we need details of every guest for the statutory guest register — name, date of birth and address, and an identity document from guests who are not Czech citizens. This is required by law; there is more about it in our privacy policy.
5How many of you can come
Only the number of people stated in the booking confirmation may sleep in the cottage, children included:
- the whole cottage — up to 32 people;
- the cottage without the apartment — up to 24 people;
- the separate apartment — up to 8 people.
Daytime visitors are fine, just let us know about them. Anyone staying overnight must be reported and entered in the guest register.
6House rules
Quiet hours
Please keep it quiet between 10 p.m. and 7 a.m., especially outdoors, at the fire pit and in the garden. The cottage stands among neighbours, and the quiet of the foothills is exactly what people come here for. Enjoy your celebration — just move inside and turn the music down after ten.
Fire, grill and fire pit
Fire is allowed only in the outdoor fire pit and in the grill, never inside the cottage or right next to it. Never leave a fire unattended and put it out properly before going to bed. In strong wind or dry spells, do not light a fire at all.
Burn only the wood prepared for the wood stove. Candles, sparklers and sky lanterns have no place in the cottage or on the grounds.
Sauna
You use the sauna at your own risk and according to the instructions posted by the stove. Children only with an adult. Pour nothing but water and sauna essences onto the stones.
Smoking
No smoking anywhere in the cottage — including the balcony and the attic. You may smoke outside in the designated spot by the entrance; please use the ashtray, not the grass.
Pets
By prior arrangement we accept small dogs of roughly up to 10 kg. Three things apply: no dogs on beds or sofas, no dogs left alone in the cottage, and you clean up after them in the garden and around it. The owner is liable for any damage or mess the animal causes.
Furniture and equipment
Please do not move the furniture without asking us — some pieces are antique and dragging them about does them no good. The billiard table, the beer tap and the outdoor kitchen are there for you; just treat them the way you would want a guest to treat your own home.
Children
Children are the responsibility of their legal guardian — in the cottage, the garden, the playground, at the fire pit and in the sauna. Please also protect the mattresses if you travel with little ones; we will lend you protectors on request.
Parking
You can park right by the cottage in the marked spaces. Cars are parked at your own risk; we do not guard them. Use the electric-car charger according to the instructions at the station.
7Cleaning and waste
The final cleaning is included in the price — no scrubbing floors. All we ask when you leave is this:
- dishes washed and put away, fridge emptied;
- waste taken out to the bins by the cottage, sorted;
- furniture and equipment back where they were;
- windows closed, lights off, cottage locked and keys in the agreed place.
If the cottage is left in an excessive mess, we charge CZK 500 for the rough cleaning.
8Damage, keys and liability
Please report any damage as soon as it happens, not on your way out. Compensation is agreed according to the actual amount and taken primarily from the deposit. For lost keys we charge CZK 1,500 — replacing the lock cylinder and cutting new keys.
We are liable for belongings you bring into the cottage to the extent set out in Section 2946 et seq. of the Czech Civil Code. Please do not leave money, jewellery or electronics lying around — we are not equipped to safeguard them. We are happy to post on anything you leave behind; the postage is at your expense.
9If the rules are broken
In case of a serious or repeated breach — particularly disturbing the quiet hours, smoking indoors, lighting fires outside the fire pit, or unreported guests staying overnight — we may end the stay without refunding the price paid. The deposit is then forfeited as a contractual penalty.
Before it ever comes to that, we will speak to you first. Most things are settled with a single phone call.

The first-aid kit is in the kitchen and the fire extinguisher by the entrance. We will show you exactly where when we hand the cottage over.
11Finally
These rules apply from the date given above and replace any earlier version. If anything is unclear or you need an exception, give us a call — almost everything can be arranged when it is raised in advance.
