For accommodated persons

House rules

Let us introduce you to our accommodation (house) rules. We trust you will see them not as something restrictive, but as a set of rules that help us and future accommodated persons enjoy the same standard that few places can offer. Our aim is for you to enjoy your stay to the full, without unnecessary complications.

1Handover of the property and reporting faults

On arrival the accommodated person takes over the property in a condition corresponding to normal use and free of obvious defects. Any defects must be reported to the operator without delay; reports made later will not be taken into account.

If a fault or breakdown is found or occurs during the stay (for any reason), please report it as quickly as possible so that it can be put right.

The property is carefully checked after every stay, so you need not worry about being charged for defects or damage that we already know about.

2Arrival and departure

  • Check-in starts on the day of arrival from 16:00. On the basis of the booked and confirmed accommodation, the operator is obliged to accommodate the person from 16:00 on the day of arrival.
  • The accommodated person must leave the property by 10:00 on the day the stay ends, unless agreed otherwise.

For capacity reasons, no more people may be accommodated than was agreed in advance, because of the bed linen and sheets prepared. The exact number of persons must be reported before arrival. The person making the booking and their party must under no circumstances exceed the capacity of the property — 32 people for the whole cottage, of which 24 people for the cottage without the apartment and 8 people for the separate apartment (including children who sleep on their own). If this condition is breached, the operator of the property is entitled to withhold the refundable deposit as a penalty and to end the stay without compensation, and any additional service charges must be paid separately by the person making the booking immediately after the stay ends.

On the day the stay ends, the property must be cleared, the rubbish taken out, all items indoors and outdoors returned to their places and the keys handed over no later than 10:00.

If excessive mess is left behind, the operator reserves the right to charge a fee of CZK 500 for rough cleaning. Standard final cleaning is already included in the price of the stay.

3Equipment, dishwasher and damage

Wooden items, pans, sharp knives and parts of the blender or grill must not be put in the dishwasher. If an item is damaged, the owner has the right to withhold the part of the deposit corresponding to the damage caused.

If property is damaged, the deposit is retained for the time strictly necessary to determine the cost of the repair. Once the cost has been calculated, any unused balance is returned to the account of the person who paid for the stay.

If the keys are lost, a fee of CZK 1,500 will be charged.

Without the operator’s consent, the accommodated person must not move furniture or alter the equipment in the property. All equipment has its designated place and must not be carried around the property (e.g. glasses, corkscrews, kitchen utensils, etc.). Please put everything back where it belongs, so that the comfort is preserved for all accommodated persons. It is also not permitted to interfere with the electrical wiring or any other installations in the property or its surroundings.

Using your own beer dispensing equipment in the property is not permitted. For this purpose we already have a built-in Kobra beer tap in one of the common rooms — the kitchen. For dispensing beer outdoors we will lend you portable dispensing equipment, a beer tap.

The accommodated person is obliged to keep the cottage and its surroundings tidy and clean.

4Smoking and fire

Smoking is prohibited throughout the cottage. It is likewise prohibited to smoke out of open windows or doors.

Smoking is possible only outside the cottage, in the designated place by the entrance with an ashtray. Cigarette ends must not be thrown on the ground.

Any handling of fire is prohibited throughout the property with the exception of the stove, in order to prevent a fire.

5Children and use of the facilities

Children are the responsibility of their legal guardian. Use of the playground, trampoline, hot tub, Finnish sauna, scooters and bicycles is at your own risk.

An adult bears full responsibility for any damage caused by a child.

Parents of toddlers and children are responsible for keeping the cottage clean, in particular for protecting the mattresses from being soiled by children who are not yet able to manage personal hygiene.

6Bicycles, skis and footwear in the property

Storing bicycles inside the cottage or leaning them against the façade is strictly prohibited. Sports equipment can be stored in the lockable garden shed, which is part of the property, or in the outdoor bike rack.

Skis can be stored in the entrance halls of the cottage, where bays have been built for them.

Please note that indoor shoes must be worn in the cottage. We have slippers for you, or you are welcome to use your own.

7Pets

  • A stay with a dog is possible by prior arrangement, with the required equipment — your own dog bed or crate.
  • Keep your dog under control at all times, and bring it indoors only with clean paws.
  • Dogs must not go on or sleep in the beds intended for accommodated persons or on any other seating furniture. Otherwise you will be charged for washing the bed linen, and the refundable deposit will be withheld for this purpose.
  • Only a clean and dry dog may enter the cottage; please bring your own towels for your dog.
  • When walking your dog on the grounds, please keep the place tidy and clean up after it.
  • Duvets and blankets must not be used as a bed for animals.

8Breach of the rules

Persons who do not respect these rules agree that, if they breach them, they may be asked to leave without compensation before the originally agreed departure date. In such a case the person shall pay in full for the accommodation and services provided, and the deposit will be withheld as a contractual penalty for breaching the house rules.

A breach of this provision is regarded as a serious breach of the house rules. Thank you for your understanding.
